Spring is here!
The Spring Real Estate Market is thriving, and we are seeing a significant increase in demand for homes in Voorhees, especially from millennials.
In fact, the current absorption rate in our area is only 3 months, which means that if no more homes come on the market, we will only be able to sustain the current demand for up to 3 months.
This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.

Buyers should start by confirming which planning rules apply to the property, then review access, district records, and any site-specific land use details before they move forward. In the Santa Clarita Valley, that means checking whether the home is in the City of Santa Clarita or in an unincorporated county area such as Castaic.
From there, we look at how the property connects to roads, transit, trails, and nearby district services. We also verify the planning documents and special district information that can affect how a property is used and maintained.

Key Takeaways
The first step is to find out whether the property is inside city limits or in unincorporated Los Angeles County. The City of Santa Clarita states that its incorporated area includes neighborhoods such as Saugus, Newhall, Valencia, and Canyon Country, while the County’s Santa Clarita Valley Area Plan applies only to the unincorporated portions of the valley.
That distinction matters because planning review starts from different rules depending on where the property sits. We check the parcel location first so we know whether city standards, county standards, or both are relevant to the buyer’s next step.
If the property is in an unincorporated part of the Santa Clarita Valley, the Santa Clarita Valley Area Plan is the key long range planning document. The County says the plan provides goals, objectives, policies, and implementation actions for those unincorporated areas.
The County also explains that the Area Plan is part of a joint effort called One Valley One Vision, paired with the City of Santa Clarita General Plan. Together, those plans provide a unified vision for development and conservation across the valley. For buyers, that means the property should be reviewed in the context of both the parcel location and the planning framework that governs it.
Access is not just about the front door. Buyers should check how the property connects to roads, circulation streets, and any nearby transit options. The City of Santa Clarita says Santa Clarita Transit offers trip options within the city, and the city is also home to three Metrolink stations for travel outside the region.
The County’s Area Plan page also points to the Castaic Trails Plan Map as part of the plan maintenance work. That makes trail and circulation mapping worth reviewing when the buyer wants to understand how a property fits into the larger transportation and open space picture. It also helps a buyer ask better questions about the route used to reach the parcel each day.
The City describes Santa Clarita as having more than 100 miles of off-street trails and paseos and thousands of acres of open space. Even when a specific Castaic parcel is not directly on a trail, nearby trail and open space planning can shape how a buyer experiences the area and how the parcel is connected to the surrounding valley.
The City also says staff maintains local roads, streets, bridges, sidewalks, and infrastructure. Buyers should not assume those details are identical from one parcel to the next. We recommend asking for the exact access route, any easements if they are disclosed in the file, and whether the property touches a mapped trail or circulation area.
The City’s Landscape Maintenance District page is useful because it shows that LMD zones are administered and maintained by the City’s Office of Special Districts. The page also says the zones are financially independent and each carries a unique identifying number and name.
That means buyers should verify whether a property is inside a listed zone and understand what that zone includes. The page provides examples of zones tied to neighborhoods, parks, shopping centers, and other local facilities. We would always confirm the parcel’s zone status before we treat district maintenance as part of the property picture.
We would start with the parcel’s location and planning status. That means confirming whether the property is in the City of Santa Clarita or in unincorporated Los Angeles County, then checking the County Area Plan page if county rules apply. That first step tells us which land use and planning records matter most.
Next, we would review access and district details together. We would check how the property is reached, whether any trail or circulation mapping is relevant, and whether the parcel falls inside a Landscape Maintenance District zone. If the home is in or near Valencia, Stevenson Ranch, Saugus, Newhall, or Canyon Country, we would still use the same location first approach so the buyer understands which records govern the parcel. That process helps a buyer see the property as more than a listing and understand the records behind it.
You start with the parcel location. If it is in an incorporated city area, city rules apply. If it is in an unincorporated part of the Santa Clarita Valley, the County’s Santa Clarita Valley Area Plan applies. A title report, assessor record, or parcel map can help confirm the location, and we review that with the planning documents.
The Area Plan sets the long range goals, objectives, policies, and implementation actions for the unincorporated parts of the valley. It is the planning framework that helps show how land use and conservation are organized. Buyers should review it when they want to understand the rules behind a property, not just the listing details.
An LMD zone can tell a buyer whether the property is tied to a specific local maintenance area. The City says these zones are financially independent and have unique names and numbers. That makes them a useful part of the property review because they can show how nearby maintenance is organized.
Yes. The County’s Area Plan maintenance work includes the Castaic Trails Plan Map, so trail mapping can be part of the larger planning picture. Buyers do not need to assume a direct trail connection, but they should know whether the parcel is affected by any mapped circulation or trail planning.
Start with the route to the property, then review whether the parcel is served by local roads, a circulation street, or other mapped access points. If travel outside the area matters, the City notes that Santa Clarita has three Metrolink stations and Transit service within the city. Those facts help buyers understand regional movement, even when they are focused on one parcel.
Because planning and access can change how a property is used and maintained. We want the buyer to know which rules apply, what district information exists, and whether any mapped features or access paths matter. Getting those records early reduces confusion later in escrow.
A careful Castaic purchase starts with the right records. Once the parcel location, planning framework, access route, and district status are clear, buyers can make a more informed decision about the property in front of them.
If you are considering a Castaic purchase, we can help you organize the planning, access, and district questions before you move forward. Use our homebuyer resource page.
