The Spring Real Estate Market is thriving, and we are seeing a significant increase in demand for homes in Voorhees, especially from millennials.
In fact, the current absorption rate in our area is only 3 months, which means that if no more homes come on the market, we will only be able to sustain the current demand for up to 3 months.
This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.

Listen to what my past clients are saying…

When buyers compare homes in Canyon Country, Jon and I start with the basics that can change how a property functions day to day. We look at the exact location, the zone or district tied to the home, and how the property connects to roads, services, and planning rules.
We also compare what is already in place around the home. In Canyon Country, that can include City of Santa Clarita services, county planning rules for unincorporated areas, and Landscape Maintenance District zones that each have their own boundaries and purposes.

Key Takeaways
The first comparison should be the property’s exact location and governing area. Canyon Country sits within Santa Clarita, but the official planning packet shows that the Santa Clarita Valley includes both City of Santa Clarita areas and unincorporated county areas. That means two homes can share a neighborhood name and still fall under different planning systems.
Jon and I would start by confirming whether the home is inside the city or in the county area, because that changes which plan applies. The County’s Santa Clarita Valley Area Plan applies only to unincorporated portions of the valley, while the City has its own General Plan.
It matters because the county and city use different planning documents, even though they work within one valley. The County says the Area Plan is part of the County General Plan and works with the City of Santa Clarita General Plan as a unified vision for development and conservation across the Santa Clarita Valley.
For buyers, that means a comparison should not stop at the street sign or neighborhood name. We would look at the parcel and confirm which side of the planning line it sits on, then use the correct rules for that property.
The City’s Landscape Maintenance District page shows several Canyon Country zones, each with its own name, number, and area description. Examples include Rainbow Glen, El Dorado Village, American Beauty, Shangri-La, Canyon Park, Bouquet Canyon, Stonecrest, Canyon Heights, Fair Oaks, Golden Valley Parkway, Sierra Heights, Via Princessa, Sunset Hills, Canyon Crest, Montecito, Canyon Gate, Valle Di Oro, Centre Pointe, Golden Valley Ranch Commercial, and Golden Valley Ranch Residential.
These zone names help buyers compare homes because they show more than a mailing address. They can point to how an area is organized and what nearby streets, parks, or commercial areas are tied to that zone.
We would verify the parcel location, the city or county jurisdiction, and the LMD zone before comparing anything else. That gives us the framework for the rest of the search. If a home is in an LMD zone, the City says those zones are administered and maintained by the Office of Special Districts, are financially independent, and each carries a unique identifying number and name.
After that, we would check the access points listed for the zone and any nearby City features that may matter to the buyer’s daily routine. This is a practical step because it keeps the comparison grounded in official boundaries instead of assumptions based on a neighborhood name alone.
Access is a useful part of comparison in Canyon Country because many zones are described by the roads that reach them. For example, some zones are accessed from Sierra Highway, Soledad Canyon Road, Golden Valley Road, Whites Canyon, Copper Hill Drive, or Bouquet Canyon Road. That tells buyers how a home connects to the wider area.
The City profile also notes Santa Clarita Transit and three Metrolink stations, plus more than 100 miles of off-street trails and paseos. Buyers can compare homes by thinking about how they move around the city, not just how the house looks.
The City profile lists several public features that may matter when comparing homes, including parks, public library branches, Canyon Country and Newhall Community Centers, and a full calendar of city events. It also notes Santa Clarita Transit and local road and infrastructure maintenance.
That does not make every home the same, but it does give buyers a way to compare what surrounds a property. A home near one of these services may feel different in daily use than a home that is farther away, even if both are in Canyon Country.
The County’s Santa Clarita Valley Area Plan is important because it applies to unincorporated areas only, and it was designed to work with the City’s General Plan under the One Valley One Vision effort. The packet also notes that the Area Plan is regularly maintained and was updated through the 2018 Maintenance Project.
For buyers, the practical takeaway is simple. If a property is near a city and county boundary, or if it is in an area that has had plan maintenance and zone changes, Jon and I would review the current planning documents before making a final comparison. That helps us stay with the facts that govern the property today.
Start with the parcel, not the neighborhood nickname. The official county plan applies to unincorporated portions of the Santa Clarita Valley, while the City of Santa Clarita has its own General Plan. We would confirm the parcel’s jurisdiction before comparing anything else.
An LMD zone is a Landscape Maintenance District zone maintained by the City’s Office of Special Districts. The City says each zone is financially independent and has its own number and name. That makes it a useful layer to check when comparing homes in different parts of Canyon Country.
No. A subdivision or neighborhood name can be helpful, but it does not tell the whole story. The official sources show that access, zoning, and planning rules can differ even within the same broader community name. We would use the parcel and zone information first.
Look at the property’s access points, its planning area, and nearby city services. In Canyon Country, buyers may also want to note trails, transit, parks, libraries, and community centers because they are part of how the area is used day to day.
Yes. The County says the Santa Clarita Valley Area Plan and the City of Santa Clarita General Plan together provide a unified vision for development and conservation across the valley. That is why buyers should check which plan applies, especially near the city and county divide.
Have the parcel and zone verified first. Once we know the jurisdiction and the LMD zone, Jon and I can compare homes on a level basis and use the correct official rules for each property.
When buyers compare homes in Canyon Country, the smartest approach is to start with facts that do not change with the listing photos. Parcel location, jurisdiction, zone, access, and planning documents give us the clearest base for comparison. From there, we can help you look at each home in the right context and avoid mixing together properties that follow different rules.
