It is an unincorporated community in Los Angeles County, and that single fact changes who provides your services, who polices your streets, and how your HOA is structured. Michelle and Jon Dubner walk buyers through this distinction all the time, so here is what it actually means to live in Stevenson Ranch, California.

No. Stevenson Ranch sits west of I-5 and remains unincorporated Los Angeles County. County parks and county permitting processes apply here too, which can surprise buyers moving from inside city limits.

Stevenson Ranch's population reached 20,178 at the 2020 Census, up from 17,557 in 2010, about 14.9 percent growth over that decade. It is a mature, established community rather than a fast-growing new one, and about 1,000 of its roughly 6.4 square miles were set aside for parks, recreation, and open space dating back to the original 1985 county approval of the development.

That combination, steady rather than explosive growth plus a large committed share of open space, is part of what gives Stevenson Ranch its settled, established feel compared to some of the newer communities filling in elsewhere in the Santa Clarita Valley. Buyers who want a neighborhood that already has mature trees, established landscaping, and neighbors who have been there for years tend to respond well to that pace.

What Is Stevenson Ranch's HOA Like?

The Stevenson Ranch Community Association is one of the largest HOAs in California, professionally managed by FirstService Residential. It operates as a master association layered with multiple sub-associations, such as Southern Oakridge, Diamond Head, and Cypress Point, each carrying its own additional rules on top of the master HOA. Buyers should expect to review two sets of governing documents, not one, before closing on a home here.

Is the County Still Investing in Stevenson Ranch?

Yes. Los Angeles County has approved a Richard Rioux Park Pickleball Courts Expansion Project, adding two pickleball courts, refurbishing the tennis courts, and adding new seating and accessibility improvements, funded by a grant from the LA County Regional Park and Open Space District. It is a small project in dollar terms, but it is real, current evidence that the county continues to fund improvements in Stevenson Ranch even without city incorporation.

What Should Buyers Moving From the City of Santa Clarita Expect?

Buyers moving into Stevenson Ranch from inside Santa Clarita city limits, whether from Valencia, Saugus, or Newhall, tend to ask us the same handful of questions once they realize the unincorporated status. Trash service, road maintenance, and certain permits run through the county rather than the city, which can mean different contractors and different phone numbers than what they are used to. Emergency response still comes through the same regional Sheriff's station system, so response times are generally comparable, but the chain of authority is different if you ever need to escalate an issue. None of this makes Stevenson Ranch a harder place to live. It just means the paperwork and the phone numbers point somewhere different than they would inside city limits, and Jon and I make sure every buyer understands that before they write an offer, not after they move in.
